How long will the construction process take?
Once development funding is obtained, several months will be required
for development-wide infrastructure and roads. Then home building
can commence, which is estimated to be sixty days or less on each
home. As with any major development, our timelines are estimates
and are at the mercy of many factors including government approvals,
weather, and more.
What kind of upgrades do you offer?
At Pecan Ridge, our standard features are upgraded! We begin with
granite countertops, stucco exteriors and landscaped yards, but
don’t stop there. Consider upgrade options such stainless
steel appliances, choice cabinet woods and more, and you’ll

Does that price include the lot?
Yes! The price includes home, lot and all of our standard features.
Can I do sweat equity?
In order to maintain our fantastic price points, sweat equity
during the construction process will not be allowed. You are,
however, welcome to upgrade and personalize your home as you see
fit after moving in…as a matter of fact, we encourage it!
Are these stick built or modular?
Stick built, slab on grade, single-family homes.
What about H.O.A. Fees?
As part of making the Communities at Pecan Ridge attainable for
a larger group of buyers, we don’t plan for any H.O.A. fees.

How do I obtain financing?
The Communities at Pecan Ridge has chosen Rocky Mountain Home
Lending as preferred lender. Owner/Broker Yori Ludvigson and his
team of fifteen have assisted thousands of home buyers in the
area to get the right loan for them, at the right time for them.
In addition, Yori and his group have served as the preferred lender
for eight large-scale home communities in southern Utah and Mesquite,
Nevada. Rocky Mountain Home Lending's experience, skill and enthusiasm
for Pecan Ridge's attainable housing community make them an ideal
choice as a mortgage partner for this project.
Pecan Ridge homebuyers who choose to work with Rocky Mountain
Home Lending will get to take advantage of the special discounts
and incentives that Rocky Mountain has made available to this
development. However, if you already have a lender, we will be
happy to work with them as well.
How big are the lots?
The lots range from 5500 to 12,000+ square feet. The average lot
is 6600 square feet, which equals .15 of an acre.
What about investors looking for rentals?
In an effort to provide the highest number of opportunities for
our residents to get into a well-priced, value-packed home, the
Communities at Pecan Ridge is an Owner-Occupied community. This
means that the homes will only be available as a primary or secondary
residence, not for investment, rentals, or flipping.
What if I want to help my children or other family members
buy a Pecan Ridge home?
We understand that there will be many individuals looking to help
a family member to purchase one of these great homes. Please contact
us directly to discuss reservation and purchase options under
these circumstances. We would be happy to assist you.
When can we look at a model home?
At the commencement of construction, model home availability will
be subject to sales demand and delivery commitment.

How can I bid my services as a Subcontractor or Superintendent?
To build these homes at the amazing prices we are offering, the
subcontracting work and prices had to be confirmed and committed
before we released our pricing. If you are a subcontractor or
a superintendent and would like your name considered for any future
needs, please submit your name, trade, phone number and contractor’s
license number to bids@communitiesatpecanridge.com.
